Schluter Bathroom Remodeling: The San Francisco Owner’s Guide

A full Schluter bathroom remodel in San Francisco typically runs $10,620 to $33,040, and that includes the waterproofing system, tile work, fixtures, and labor. We stock Schluter KERDI membrane, KERDI-BOARD, DITRA-HEAT, and the full line of Schluter trims and profiles on our trucks, so we can match your existing system without waiting on a supply house order. Most owners discover a Schluter part has failed when they notice grout darkening near the shower floor, a musty smell that won’t clear, or tile movement along the curb line.

If you’re standing in a bathroom with peeling tile or a soft spot near the drain, the membrane underneath has likely been compromised. That’s the part we replace most often in San Francisco homes, and it’s a repair we can quote in writing before any work begins.

Which Schluter Models This Applies To

Schluter makes its bathroom waterproofing system in a few generations, and the compatibility details matter. The original KERDI membrane (orange fleece on both sides) has been in use for over two decades and shows up most often in San Francisco homes remodeled between 2000 and 2015. KERDI-BOARD, the rigid foam panel, came later and appears in newer showers and tub surrounds. DITRA-HEAT, the uncoupling mat with heating cable channels, is the third common component, usually under bathroom tile floors.

Here’s the gotcha most homeowners don’t know: KERDI membrane needs a 2-inch overlap at every seam, and if the original installer cut corners and only lapped 1 inch, the joint will eventually fail. We see this in San Francisco bathrooms all the time, especially in older Victorians where the subfloor has shifted over a century of settling. Matching the right part means identifying which generation of membrane you have, measuring the thickness of your existing tile assembly, and confirming whether the original work used Schluter’s own thinset (Schluter SET or ALL-SET). Aftermarket membranes exist, but Schluter’s warranty only applies when the full Schluter system is used, so we recommend OEM Schluter parts for anything that touches water.

Signs Your Schluter Bathroom Remodeling Is Failing

  • Grout darkening at the shower floor corners – Water is wicking behind the tile and saturating the mortar bed. The membrane at that corner seam has likely lost its bond.
  • A musty odor that returns within a day of cleaning – Mold is growing in the damp thinset behind the tile. You’re smelling the colony, not the surface.
  • Tile movement or hollow sounds when tapped – The tile is no longer bonded to the substrate, which usually means water has reached the mortar and broken it down.
  • Loose or corroded Schluter trim profiles at the shower curb – The aluminum or stainless profile has been exposed to water it was never meant to see, and the seal behind it has failed.
  • Water staining on the ceiling below the bathroom – This is the late-stage symptom. The membrane has failed completely, and water has traveled through the subfloor.

DIY or Call Us?

You can safely check a few things yourself: whether grout is cracked or missing, whether the tile moves under hand pressure, and whether the Schluter trim at the curb is still tight. What you should not do is try to patch a failed membrane with caulk or surface sealant. The membrane is buried under tile and mortar; there is no surface fix that reaches it. And removing tile to reach the membrane means cutting into a shower that may have water-damaged substrate behind it. That substrate removal, and the dust control that goes with it, is a job for a crew that owns proper containment gear.

If the tile is moving or the smell is persistent, call us at (831) 480-4497. Graham Stein will walk the job, tell you what failed and why, and give you a written price before anything is ordered.
