GAF Roofing: The San Francisco Owner’s Guide
GAF roofing replacement in San Francisco typically runs $9,440 to $23,600 for a full system, while targeted repairs on GAF shingles, underlayment, or flashing sit between $470 and $2,125. We stock GAF-compatible materials on our trucks and can usually match your existing shingle color and profile within a day of inspecting the roof. Most San Francisco homeowners discover a problem the same way: a dark water stain on the ceiling after a winter storm, granules collecting in the gutter, or a shingle flapping loose after the wind rips through the Sunset or down Twin Peaks. GAF builds a solid shingle, but fog, salt air, and decades of UV exposure in this city find the weak points faster than most manufacturers account for.

Which GAF Models This Applies To
This guide covers the GAF shingle lines we see most often on San Francisco roofs: Timberline HDZ, Timberline UHDZ, Royal Sovereign, and the older Timberline Natural Shadow series. The compatibility gotcha most homeowners miss is that Timberline HDZ and UHDZ shingles are not dimensionally identical to the discontinued Timberline Ultra or pre-2010 Timberline lines, even though the color names sometimes match. If your roof was installed before 2010, we need to pull a shingle and measure the exposure before ordering a patch bundle. The OEM versus aftermarket question is simpler with GAF than with some brands: GAF’s stainless steel Seal-A-Ridge caps and TimberTex ridge caps are worth paying for, while generic synthetic underlayment from a reputable supplier performs equivalently to GAF’s Deck-Armor at a lower cost. We quote both options and let you decide. Your shingle’s manufacturing code is printed on the back of a full shingle; that code tells us the plant, date, and batch, which matters when matching color lots on older roofs.

Signs Your GAF Roofing Is Failing
- Granules in the gutter or at downspout outlets. GAF shingles shed granules as the asphalt layer oxidizes. In San Francisco’s fog-and-sun cycles, a 15-year-old roof in the Outer Richmond often shows granule loss that a same-age roof in the Mission doesn’t, simply because it stays damp longer.
- Curling or cupping shingle edges. This is almost always trapped moisture in the shingle mat combined with heat. We see it heaviest on south-facing slopes and on roofs where bathroom fans vent into the attic instead of through the roof.
- A soft spot or visible sag when you look up from inside the attic. That means water has been getting past the GAF underlayment long enough to saturate the decking. The shingles on top may look fine, which is the misleading part.
- Missing shingles after a storm, especially near gable edges or hips. The GAF sealant strip is strong, but once a shingle lifts at the corner, the whole tab becomes a sail. San Francisco’s sustained 25 to 35 mph gusts do this efficiently.
- Water staining on ceiling paint or at ceiling drywall seams. By the time the stain is visible inside, the leak has been working through the GAF system for days or weeks. The entry point is rarely directly above the stain; water travels along rafters and sheathing seams.

AfterReplacement Cost & What’s Included
For a targeted GAF repair in San Francisco, plan on $470 to $2,125 depending on whether we are replacing a few shingles, a section of flashing, or re-sealing a penetration. A full re-roof with GAF Timberline HDZ or comparable runs $9,440 to $23,600, with the range driven by roof pitch, story count, number of layers being torn off, and whether we are replacing plywood decking sections found rotted underneath. Every quote we write includes the tear-off, dump fees, GAF underlayment, ice and water shield at eaves and valleys, new flashing at penetrations, the shingles themselves, ridge caps, and a photo walkthrough before the crew packs up. We also include the written price before any work starts, so the number we hand you at the beginning is the number on the final invoice. The 365-Day Done Right Promise applies to every GAF roof we install or repair: if something is not done right, Graham Stein and the Elmstead Remodeling San Francisco team make it right, no argument and no runaround.
DIY or Call Us?
You can safely inspect a GAF roof from the ground using binoculars: count missing shingles, check flashing at chimneys and vent pipes, and note any sagging ridge line. You can also get into the attic with a flashlight and look at the underside of the decking on a rainy day. What we do not recommend is climbing the roof itself. San Francisco roofs carry steep pitches, and wet GAF shingles are slick. Beyond the fall risk, an improper repair, like nailing through the wrong part of a shingle or sealing with a product that traps moisture, shortens roof life and often voids the GAF limited warranty. If you found the problem from the ground and want it verified in person, call (831) 480-4497 and we will send a background-checked technician to your home in San Francisco to look, photograph, and write you a line-by-line repair quote before anything is opened up.

FAQs

GAF Timberline HDZ shingles carry a limited lifetime warranty against manufacturing defects, but the realistic service life in San Francisco’s fog-heavy neighborhoods is 18 to 24 years before we start recommending replacing rather than continually patching. Roofs with strong afternoon sun and good ventilation on the east side of the city tend to reach the upper end; shaded, damp roofs in the Sunset or Richmond hit the lower end sooner.
Most leaks can be repaired if the shingles are still flexible, the decking under the leak is dry, and the damage is localized to flashing or a few tabs. When we find granule loss across an entire slope, brittle shingles that snap when bent, or saturated sheathing in more than one location, replacement is the honest recommendation. Call (831) 480-4497 and we will measure before we recommend anything.
A standard shingle or flashing repair takes our crew two to four hours on-site, including sealing, clean-up, and the photo documentation we take before we leave. Full tear-off and re-roof on a typical San Francisco single-family home takes five to ten working days, weather dependent.
Our trucks carry GAF Timberline HDZ and UHDZ in the most common San Francisco color blends, plus Seal-A-Ridge caps, TimberTex, and compatible underlayment, so most repairs happen the day we inspect. For discontinued GAF colors or pre-2010 series, we source through our GAF distribution partner, which typically adds three to five business days. Elmstead Remodeling San Francisco is an independent service provider and not affiliated with GAF, though we install and repair their products daily alongside other partner brands like KraftMaid, Cambria, and Silestone for the interior work.
If your GAF roof needs a repair quote or a full replacement estimate, call (831) 480-4497. A live person answers, and we will schedule a time for Graham Stein or one of our San Francisco crew leads to walk the roof with you. The estimate is free, the price is written, and the drop cloths and shoe covers come with every job.
