ViewLux Home Additions & ADU: The San Francisco Owner’s Guide
We stock and install ViewLux-compatible parts for home additions and ADU projects throughout San Francisco, with typical installed pricing ranging from $53,100 to $153,400 depending on scope, structural work, and finish level. Most homeowners discover a failed component during a walkthrough: a window that no longer seals, a door frame that’s shifted out of square, or exterior trim that’s pulled away from the sheathing after a winter of heavy rain. The part itself is usually straightforward to identify once you know what you’re looking at. The fix is often same-day for individual components like windows, doors, or trim pieces, while structural parts tied to framing or foundation work naturally take longer to source and set correctly.

Elmstead Remodeling San Francisco is an independent service provider. We’re not affiliated with ViewLux, but we’ve worked with their product lines across enough San Francisco jobs to know the compatibility quirks firsthand. Graham Stein has been managing crews in this city long enough to tell you which ViewLux components hold up in our fog-and-salt-air climate and which ones need attention sooner than the manufacturer’s brochure suggests.
Which ViewLux Models This Applies To

ViewLux home addition and ADU components split into two broad families: the original Series 100 line (pre-2018 builds) and the current Series 200 line. They are not interchangeable. The Series 100 used a narrower window extrusion and a different door threshold profile, which means a Series 200 sash will not seat properly in a Series 100 frame. If you’re replacing a window or door, check the inside of the frame for a small etched label near the bottom corner. The Series 100 reads “VX-1” followed by a four-digit code. The Series 200 reads “VX-2.”
For aftermarket equivalents, the honest answer is that ViewLux-specific glazing units and hardware are best matched through OEM channels because the glass coating stack is proprietary. Aftermarket options exist for things like weatherstripping, threshold caps, and exterior trim, and we’ve used those successfully where the OEM part is backordered. We also stock compatible components for KraftMaid, Cambria, and Silestone products when the failure is in adjacent millwork or countertop edge details tied to the addition.

Signs Your ViewLux Home Additions & ADU Is Failing
- Condensation between double-pane glass. The inert gas seal has failed. This happens faster in San Francisco because the temperature swing between foggy mornings and afternoon sun stresses the sealant over time. The glass needs replacement; the frame is usually fine.
- Door no longer latches without lifting the handle. The threshold or hinge hardware has settled, or the rough opening has shifted slightly. In older San Francisco homes, this often traces back to foundation settling that happened long before the ViewLux components were installed.
- Visible daylight around the perimeter of a closed window or door. The weatherstripping has compressed permanently or torn. This is the most common failure we see within the first 8 to 12 years, especially on west-facing walls that take heavy wind-blown rain off the ocean.
- Drywall cracks radiating from the corner of a window or door opening. This isn’t always a ViewLux part failure. It can mean the addition’s framing has moved, and the window or door is now carrying load it wasn’t designed to carry. Worth having looked at properly before swapping visible parts.
- Hardware feels gritty or binds during operation. Salt air accelerates corrosion on exposed steel hardware, especially on ADUs closer to the outer avenues. Lubricating helps temporarily, but once pitting starts, the hardware should be replaced rather than nursed along.

AfterReplacement Cost & What’s Included
For a San Francisco home addition or ADU, plan on $53,100 to $153,400 for full replacement work, with the spread driven by whether we’re addressing a single failed component or a larger run of windows, doors, and trim that all show the same wear. A single window or door replacement lands at the lower end. A full exterior envelope refresh across an ADU with multiple openings, new flashing, and trim rebuilds sits at the upper end.
Every price we give is written out before any work starts. That’s not a sales tactic; it’s how Graham runs every job. You’ll see the part cost, the labor, the disposal fee, and the tax as separate line items. Shoe covers and drop cloths are included. We photograph the cleanup before the crew leaves. If something isn’t done right within 365 days, we come back and make it right. That’s the 365-Day Done Right Promise, and it’s on every project we finish.

DIY or Call Us?
Some things are reasonable to check yourself: confirming the model label, measuring the rough opening, and documenting the failure before calling. If the failure is weatherstripping, you can sometimes buy a few months of service with a careful cleaning and re-seating.
What’s not reasonable is pulling a window sash or door slab without understanding how the surrounding flashing ties into the addition’s weather barrier. San Francisco’s wind-driven rain will find any gap left by a partial weatherproofing job, and the damage shows up months later as rot inside the wall. That repair costs far more than the original part swap. If the failure involves load-bearing framing or anything structural, leave it alone and call us. We’ll come out, look at it, and give you a written price before anything gets touched.
Call (831) 480-4497 and tell us what the room needs to do. We’ll figure out the rest from there.
FAQs

In San Francisco’s climate, seals and weatherstripping on ViewLux windows and doors typically last 8 to 15 years before showing real wear. Hardware on west-facing exposures often needs attention sooner due to salt air. Structural framing, if installed correctly, should outlast the finish components. Call (831) 480-4497 for an exact assessment of what’s failing and what still has life left.
Weatherstripping, threshold caps, and some hardware can be repaired in place. Failed glazing units cannot; the gas seal is broken and the glass must be swapped. We’ll always tell you which is which before you spend anything. Call (831) 480-4497 for a written quote either way.
Individual window or door replacements are usually a single-day job once parts arrive. A full envelope refresh across an ADU can take one to two weeks. We’ll give you a schedule before work starts, and it won’t change unless something structural is discovered after we open the wall. Call (831) 480-4497 to get on the calendar.
We stock the common consumables: weatherstripping, threshold caps, standard hardware sets, and shims. Larger glazing units and custom door slabs are ordered per job, and we’ll give you a lead time before you commit. Call (831) 480-4497 and we’ll check inventory while you’re on the phone. A live person answers, not a voicemail box.
