Barrette Windows & Doors: The San Francisco Owner’s Guide

We stock and install Barrette-compatible windows and doors throughout San Francisco, with most replacement parts running $470 – $2,125 installed and full window or door replacements typically falling between $5,310 and $17,700 depending on size and series. Most Barrette parts we match are on hand or arrive within two to five business days. Owners usually discover a failing Barrette component the way you’d expect in a city like this: a window that suddenly won’t latch after months of fog-damp swelling, a sliding door that grinds against its track after one too many salty-air seasons, or a weatherstrip that’s quietly let a draft in for so long the heating bill finally told on it.

If you have a Barrette window or door that isn’t closing, sealing, or sliding the way it used to, the part you need is probably easier to identify than you think. We’ll walk through what fails first, what it costs to fix, and when to put the tools down and call us at (831) 480-4497.

Which Barrette Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

Barrette’s residential lines in the San Francisco market are most commonly their vinyl sliding windows, single-hung and double-hung units, and aluminum-framed patio sliders. The parts catalog differs by series, and that’s where most owners get tripped up. A latch from a Barrette 7000-series vinyl slider will not fit a 4000-series unit, even though the two windows look nearly identical from six feet away. The rollers are different diameters, the latch strike is offset by a quarter inch, and the track profile is not interchangeable.

The fastest way to identify the right Barrette part is to look for the small white or silver manufacturer label on the frame edge, usually on the upper track of a slider or the inside face of the window jamb. It will list the series number and sometimes the date code. If the label has worn off, you can measure the visible glass width and the frame depth, then compare it to Barrette’s series specs. That measurement is the first thing we ask for on the phone.

When it comes to parts, we recommend OEM Barrette components for latches, locks, and weatherstripping because the sizing and finish match matters. For rollers and some track hardware, there are quality aftermarket equivalents that perform equally well and cost less, and we’ll tell you honestly which is which. We are an independent service provider in San Francisco, not affiliated with Barrette, so our recommendation is based on what actually holds up in this climate, not on brand loyalty.

Signs Your Barrette Windows & Doors Is Failing

  • Window won’t latch or stay locked. The brass or zinc latch mechanism on Barrette sliders and hung windows wears at the strike point, especially in homes near the ocean. After a few years of mineral-laden fog air, the hook no longer seats fully, and the window can be pushed open from outside.
  • Sliding door drags or catches when you open it. The nylon rollers under Barrette patio sliders pick up sand and grit from the wind off Ocean Beach and the Presidio. Once a roller stops spinning, the door rides on its housing and scores the aluminum track.
  • Draft you can feel around the frame edges. The pile weatherstrip on Barrette units compresses over time, particularly on west-facing windows that get afternoon sun. Once it flattens, the seal is gone, and the draft is not imaginary.
  • Condensation or fog between the glass panes. The insulated glass unit’s seal fails eventually in every brand, but San Francisco’s temperature swings make it happen sooner. You’ll see a haze that won’t wipe off from either side, and the only honest fix is a new IGU.
  • Window won’t stay up when opened. The spiral balance or block-and-tackle balance on a Barrette double-hung wears out, and the sash either drops or the window becomes noticeably heavier to lift. This one’s a slow failure that most people don’t notice until the window won’t hold position at all.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

For Barrette part replacement in San Francisco, you’re looking at $470 – $2,125 on the low end for a latch, roller set, or weatherstrip replacement, including the part, labor, and the trip. A full window replacement runs $5,310 – $17,700, and a full door or patio slider replacement falls in a similar range depending on size and whether the frame is staying or going. Here’s the breakdown for the most common Barrette repairs we handle:

  • Latch or lock replacement: $470 – $825 installed
  • Roller replacement (sliding door or window): $590 – $1,180 installed, depending on whether the track needs cleaning or repair
  • Weatherstrip replacement (full perimeter): $295 – $710 installed
  • Insulated glass unit replacement: $945 – $2,950 installed, depending on glass size and Low-E coating
  • Full window replacement: $5,310 – $17,700 installed

Every quote is written before any work starts, so the price you see is the price you pay. If the job turns out to be bigger than expected once the window is apart, we stop and call you with a revised written number before touching anything else. That’s how Graham Stein has run every San Francisco jobsite, and it’s how we run every parts call. The workmanship is covered by the 365-Day Done Right Promise: if the part fails or the install wasn’t right in the first year, we come back and make it right.

DIY or Call Us?

You can safely check a few things yourself. Look at the manufacturer label to catch the series number. Note whether the failure is on the latch side, the roller side, or the seal. If you can see or hear a loose screw, that’s a fair thing to hand-tighten. But Barrette latch and balance hardware is under spring tension, and a patio door with a roller failure can be heavier than it looks, especially in older San Francisco homes where the doors are wider than standard. A door that slips off its track can take a finger or a toe with it, and the balance springs in hung windows are not worth gambling on.

If the part is visibly broken, the window won’t secure, or the door is dragging to the point of scoring the frame, call (831) 480-4497. We’ll identify the part, quote the number before we schedule the visit, and show up with shoe covers on and drop cloths under the work area. You won’t be asked to move furniture or chase dust afterward.

If you have a Barrette window or door that isn’t latching, sealing, or sliding, call (831) 480-4497 and we’ll identify the part, quote the installed price, and schedule the visit. A live person answers, 24/7. You’ll get a written number before any work starts, shoe covers and drop cloths on the day, and a photo of the clean-up before we leave. We also stock and install parts for KraftMaid cabinets and Cambria and Silestone surfaces in San Francisco, though most parts calls we get start with a window that won’t stay shut or a slider that’s getting harder to move. Tell us what the room needs to do, and we’ll figure out the rest from there.
