Belgard Home Additions & ADU: The San Francisco Owner’s Guide
Home additions and ADUs built with Belgard pavers, retaining walls, or outdoor living systems in San Francisco typically run $53,100 to $153,400 installed, depending on scope, site access, and whether we’re extending an existing Belgard footprint or starting fresh. We inspect Belgard additions and ADUs across the city and match new work to the existing product line so the addition reads as part of the original design, not an afterthought. Most owners call us after noticing shifting pavers, a retaining wall leaning at the property line, or drainage that pools against a foundation wall after winter rains.

We’re an independent remodeling contractor in San Francisco, not affiliated with Belgard. That matters because we can speak plainly about what’s working on your site and what isn’t, and we’re not bound to push one product line when a different approach serves your family better.
Which Belgard Models This Applies To

Belgard’s system breaks into a few families that show up constantly on San Francisco hillside lots and flat Sunset District parcels alike. The Holland Stone and Urbana Stone lines are the workhorses for driveways and patio additions. Belgard Dublin and Westport show up on walkways and pool decks. For retaining walls, the Diamond Pro and Anchor Diamond block systems handle most residential grade changes in the Richmond and Sunset neighborhoods.
The compatibility gotcha most owners hit: Belgard pavers come in different thicknesses by application. A paver made for a patio is typically 60mm. A paver rated for a driveway is 80mm. If the original installer used 60mm pavers on a driveway location and you’re now adding an ADU with a parking pad, we can’t just extend the old material. We have to either upgrade the whole surface or re-grade and build the new area to 80mm spec. That’s the kind of thing we identify on the first walk, not after the pallets arrive.
On the ADU side, Belgard’s outdoor living components often include Westminster wall units, fire pit kits, and column wraps. Matching these means pulling the original paperwork if you have it, or measuring block face dimensions on site. Most Belgard block has a subtle bevel on the top edge; aftermarket equivalents rarely match it. If the visual continuity matters, we source the OEM Belgard product. If the wall is buried behind plantings, a quality aftermarket block from a local San Francisco masonry yard often saves $1,500 to $3,000 with no functional difference.

Signs Your Belgard Home Additions & ADU Is Failing
- Pavers shifting or rocking underfoot. This usually means the bedding sand has washed out through a failed edge restraint, or the base wasn’t compacted to spec. In San Francisco’s winter wet season, a one-inch paver shift becomes a four-inch one by March.
- Retaining wall leaning or bulging at the face. Behind that lean is almost always water. San Francisco’s clay-heavy soil holds moisture against the wall, hydrostatic pressure builds, and a wall without adequate drainage stone and a weep system starts moving. Once the face is out of plumb by more than a couple degrees, the fix is rebuild, not patch.
- Standing water against the foundation after rain. Belgard surfaces should slope away from the structure at about a two percent grade. If water is pooling against the addition’s foundation, the subgrade has settled or the original pitch was flattened. That water is now working against your foundation every storm.
- Stains or mineral blooms on new wall block. Efflorescence is normal in the first season and usually cosmetic. But if it keeps returning, water is moving through the wall, which means the drainage core isn’t doing its job.
- Gaps opening between stair treads or column wraps. This is often freeze-thaw or simple settlement, but on a hillside lot it can be early warning that the underlying footing or step foundation is moving. We want to look at those gaps before they become a trip hazard or a structural problem.
Replacement Cost & What’s Included

In San Francisco, a partial Belgard paver repair with re-grading in a small area usually lands between $4,130 and $12,980 if the base is still sound. A full driveway or patio rebuild runs $8,260 to $21,240, and a retaining wall rebuild with new drainage is typically in the $10,000 to $25,000 range depending on height, access, and whether we’re removing or salvaging the existing block. An ADU with Belgard hardscape and a new foundation falls into that $106,200 to $259,600 range once you include utility runs, structural work, and finishes.
Every quote we write in San Francisco is a written line-item price before any work starts. It lists the pavers or block by name, the base material and depth, the drainage components, the hours of labor, and the haul-away. If a city permit is required, the permit fee is on the line where the permit belongs, not buried in a lump sum. We don’t change the price after the crew arrives. The 365-Day Done Right Promise covers the finished work: if a paver shifts or a wall moves in that first year, we come back and make it right.

There are things an owner can safely check. You can look at the edge restraint on a Belgard patio: if the plastic or metal edging is exposed or broken, that’s useful information to bring up with us. You can watch where water goes in the next rain and note the spots where it pools. You can measure the gap on a leaning wall with a string line and a level, and that measurement helps us scope the fix.
What we don’t recommend is pulling up pavers and re-setting them on a hillside San Francisco lot without addressing the base. If the base is the problem, which it usually is, the new pavers will fail the same way. Retaining walls over about three feet carry enough weight that a wrong rebuild becomes a safety issue, not a weekend project. Same with anything touching the foundation of an ADU or addition. If you’re not sure, call us at (831) 480-4497 and we’ll come look. The inspection is free, and the written estimate tells you exactly what you’re dealing with.
FAQs

A properly installed Belgard paver surface on a compacted base in San Francisco lasts 20 to 30 years before the base needs attention, though the pavers themselves typically outlast the base. Retaining walls built with proper drainage stone and a functioning weep system can stand for generations. The failure we see most often in San Francisco is not the Belgard product but the base or drainage behind it, usually installed by a previous contractor cutting corners on material depth.
If your Belgard surface is failing early, call (831) 480-4497 and we’ll figure out whether it’s the base, the drainage, or the product. Estimates are free.
Almost never. Once a retaining wall has moved out of plumb, the forces that moved it are still active, and re-stacking the same block on the same base without fixing the drainage just resets the clock on the next failure. For walls under about two feet, we can sometimes re-set blocks with a new drainage core. For anything taller, rebuild is the honest answer, and we’ll tell you that even when the cheaper patch would be easier for us to sell.
We’ll give you a written price for the rebuild before any work starts. Call (831) 480-4497.
A paver patio or driveway replacement is typically one to two weeks from tear-out to compacted and swept. A full ADU with Belgard hardscape usually runs four to eight months in San Francisco, with the city’s permitting timeline often setting the pace more than the actual construction. We’ll give you a schedule in writing along with the price, and the schedule accounts for quiet hours so your kids’ nap time and bedtime don’t become construction time.
For a specific timeline on your project, call (831) 480-4497 and we’ll walk the site first.
We don’t keep full pallets of Belgard product sitting in a yard because San Francisco projects vary too much by color and profile. We source Belgard product per job through regional distributors, which means your pavers arrive matched to the existing product, not whatever happened to be stacked in storage. For fast repairs, we stock bedding sand, base rock, edge restraints, and drainage materials on our trucks so the crew can start the foundation work on the first day.
We also work with KraftMaid, Cambria, and Silestone on interior finishes for ADUs and additions, so one written estimate can cover the hardscape and the kitchen cabinets in the new space.
