Delta Windows & Doors: The San Francisco Owner’s Guide

If you own Delta windows or doors in San Francisco and a handle, hinge, roller, weather seal, or lock has failed, we stock common Delta-compatible replacement parts and install them for a typical installed cost of $120 to $470 depending on the part. Most hardware swaps take under two hours once we’re on site. Owners usually discover the failure the same way: a window that suddenly won’t stay open, a patio door that grinds when it slides, or a lock that no longer catches in the frame the way it did the year before.

We’re an independent San Francisco remodeling contractor, not a Delta factory service center. That independence matters in one practical way: we’ll tell you honestly whether your part is worth replacing, whether a quality aftermarket equivalent will outlast an OEM replacement, or whether the window or door itself has reached the point where a repair just buys you another season. Graham Stein has made that call for homeowners across the Sunset, the Richmond, Noe Valley, and jobs within walking distance of Dolores Park. The answer is not always what people expect to hear.

Which Delta Models This Applies To

Delta has produced dozens of window and door lines over the years, and the part that fits one series frequently does not fit another. The compatibility issue we see most often in San Francisco involves single-hung versus double-hung window balances: a balance from a Delta 400 Series single-hung will not directly interchange with the double-hung version of the same era without changing the shoe and pivot pin. Before ordering anything, we pull the sash and read the manufacturer’s label on the frame edge or the top of the sash. If the label is missing or faded, we measure the balance channel length, the width of the balance body, and the stamped weight code. Those three measurements get us to the right part ninety percent of the time.

For patio doors, Delta sliding door rollers changed axle diameters across production years. A roller from a mid-2000s Delta door often looks identical to the current version but sits 3/16″ lower in the track, which is enough to make the door drag or jump. We carry both OEM Delta hardware where it matters for fit, and tested aftermarket equivalents from suppliers we’ve used for years. The aftermarket option, when it exists, generally costs 30 to 40 percent less than the OEM part and carries the same one-year part warranty from our supplier. Where OEM is the only correct choice, we say so plainly.

Signs Your Delta Windows & Doors Is Failing

  • The window sash drops slowly or won’t stay up. The spiral balance or block-and-tackle balance has lost tension. In San Francisco’s coastal humidity, the spring inside the balance tube corrodes over time and the window slowly loses holding force. It usually starts in the bedroom windows that get opened most nights.
  • A sliding patio door grinds, sticks, or lifts before it moves. The roller wheels have flat-spotted or the bearings have seized. Delta rollers ride on a thin nylon tire, and once that tire wears through, the steel hub cuts into the aluminum track. The longer it runs that way, the more likely the track itself needs attention.
  • The window lock lever will not fully engage or pops loose. The keeper alignment or the lock cam has worn. This is as much a safety concern as a convenience issue, especially on ground-floor windows in San Francisco’s older neighborhoods with pre-1940 construction.
  • You feel a draft or see daylight at the sash edge even when closed. The weatherstripping or bulb seal has compressed and will not recover. In a city where fog banks roll through the Avenues for weeks at a time, a failed seal shows up as condensation first, then as a mildew smell along the sill.
  • The crank on a casement window turns but the sash barely opens. The operator gear inside the Delta crank housing has stripped a tooth. This is a classic failure after a decade of use, especially on west-facing windows where thermal cycling fatigues the die-cast gear.

Replacement Cost & What’s Included

A remodeled primary bathroom with a soaking tub and walk-in shower

Here’s what we charge for the most common Delta part replacements in San Francisco, parts and labor included:

  • Window balance replacement (per sash): $120 – $235
  • Window lock or keeper replacement: $95 – $180
  • Patio door roller replacement (both doors): $190 – $350
  • Weather seal or bulb seal replacement (per window or door): $85 – $200
  • Casement operator or crank replacement: $140 – $300
  • Full hardware refresh on a sliding door (rollers, seal, lock, handle): $330 – $470

The range depends on whether we’re working on a first-floor window with easy interior access or a third-floor sash in a Marina District building with limited staging room. Every job gets a written price before the first tool comes off the truck, and that written price is what you pay. If we open the sash and find hidden damage, we show it to you and write a new price before proceeding. The workmanship carries the 365-Day Done Right Promise: if the part doesn’t operate correctly within the first year, we come back and make it right without a debate.

DIY or Call Us?

Some Delta repairs are genuinely simple if you have the patience and the right part in hand. Replacing a snap-in window lock or re-seating a keeper screw takes minutes. We’ll happily tell you over the phone which parts fall into that category, and if we think you can handle it with a standard screwdriver, we’ll say so. What we don’t recommend is attempting a window balance replacement or a patio door roller swap without the right tools. Balance springs hold real tension, and a released spiral balance can take off a fingertip faster than you can pull your hand away. Patio doors are heavy, and lifting one out of its track without a second person and door blocks ends badly for the glass and for whoever is underneath it.

If you’re anywhere near the line, call us at (831) 480-4497. We’ll tell you honestly what the job involves, what the part costs, and whether it’s worth doing at all.
