GAF Kitchen Remodeling: The San Francisco Owner’s Guide
GAF kitchen remodeling in San Francisco typically runs $16,520 to $53,100 for a full renovation, and we stock GAF-compatible roofing and exterior components on our trucks for kitchens that tie into exterior walls, skylights, or ventilation runs. Most San Francisco homeowners discover they need GAF-specific work when a roof leak above the kitchen shows up as water staining on the ceiling, or when a remodel exposes flashing that’s no longer sealing around a vent pipe. We’re an independent remodeling contractor, not affiliated with GAF, but we install and work around GAF products regularly across the city.

Here’s the thing about GAF materials in a kitchen remodel: they rarely fail on their own. What fails first is the integration point, the place where the kitchen remodel meets the roof or the exterior wall. In San Francisco, that means fog-driven moisture working its way past old flashing around a range hood vent, or a skylight over a kitchen island that’s been leaking slowly for two winters. Graham Stein, our owner, will tell you the same thing he tells every client: “Tell me what the room needs to do, and we’ll figure out the rest from there.” That includes looking at what’s above the kitchen, not just what’s inside it.
Which GAF Models This Applies To

GAF makes roofing, underlayment, and ventilation products rather than kitchen cabinets or counters, so the GAF component in a San Francisco kitchen remodel is usually one of three things: the roof structure above the kitchen, the ventilation stack or range hood exhaust that penetrates that roof, or the flashing that seals those penetrations. If your kitchen remodel involves moving a stove, adding a range hood, or installing a skylight, the GAF materials get touched.
The compatibility gotcha we see most often: GAF’s Timberline shingle lines and their StormGuard and Deck-Armor underlayments are designed to work as a system. If a previous remodel used a different brand of underlayment under GAF shingles, the warranty may not apply. We check this before we open any wall or ceiling. When we open up a kitchen ceiling for recessed lighting or ductwork, we look at what’s above it. If the GAF layer is intact, we leave it alone. If it’s not, we quote the repair in writing before we proceed, the same way we quote every cabinet pull and outlet cover.

Signs Your GAF Kitchen Remodeling Is Failing
- Water staining on the ceiling above the stove or sink. This usually means the flashing around a roof penetration (vent stack, exhaust hood, skylight) has cracked or lifted. In San Francisco’s wet winters, even a small gap lets fog and rain wick inside.
- Musty smell near the range hood or upper cabinets. Moisture trapped in the wall cavity or ceiling cavity around a vent run. The GAF underlayment may be doing its job while the vent boot above it has torn.
- Visible daylight or gaps around a skylight over the kitchen. Skylights in San Francisco kitchens are common in Victorians and Edwardians. The seal between the skylight curb and the GAF shingle layer is a frequent failure point after ten to fifteen years.
- Granules from asphalt shingles in the gutter directly above the kitchen wall. If your kitchen is on the top floor of a two- or three-story home, shedding granules signal the GAF shingle layer is nearing the end of its life and needs attention before a kitchen remodel leaves you with a finished ceiling beneath a leaking roof.
- Kitchen exhaust hood not venting properly. A crushed or disconnected duct run above the ceiling, sometimes caused by previous work or animal intrusion. Water can follow the same path and stain the ceiling around the hood.

AfterReplacement Cost & What’s Included

The cost of GAF-related kitchen remodeling work in San Francisco depends on what we find once we open things up. Here are the line-item ranges we quote from, so you know the numbers before any work starts:
- Full kitchen remodel (materials, labor, permits, finish): $16,520 – $53,100
- Small kitchen remodel with GAF roof tie-in work: $10,620 – $23,600
- Countertop installation (Cambria, Silestone, Caesarstone): $2,360 – $7,670
- Cabinet installation (KraftMaid, Wellborn): $4,720 – $15,340
- Backsplash installation: $945 – $2,950
- Range hood vent replacement including roof flashing: $710 – $2,950
What drives the price in a San Francisco kitchen remodel: the age of the home (many of our projects are in 1900s-to-1930s buildings with lath-and-plaster walls), the condition of the framing once we open the ceiling, and whether the GAF layer needs a repair patch or a full section replaced. Every quote includes the written price before we start, drop cloths and shoe covers on every visit, and a photo of the clean-up before our crew leaves. The 365-Day Done Right Promise applies to the finished kitchen remodel: if it’s not done right, we make it right.

DIY or Call Us?
You can safely check a few things yourself: look for water stains on the ceiling, check the attic above the kitchen for damp insulation, and note whether your range hood actually moves air when it’s on. Those observations help us quote faster. What you should not do is climb onto a San Francisco roof to inspect flashing yourself, especially on a three-story Victorian with a steep pitch. The fall risk is real, and a slipped step on a mossy shingle is not worth saving a service call.
Where DIY goes wrong with GAF-related kitchen work is the same place it goes wrong with any roof penetration: the seal. A homeowner can replace a range hood, but if the roof boot above it isn’t sealed to the GAF shingle layer correctly, the first winter rain finds its way in. We’ve repaired enough botched seal jobs in the Sunset and Richmond districts to know that the materials cost less than the water damage they prevent.
If you want us to handle it, call (831) 480-4497. A live person answers, and we’ll schedule a walkthrough at a time that works for your family’s schedule.
FAQs

GAF architectural shingles typically last 20 to 30 years in San Francisco’s climate, but the flashing and sealant around kitchen vent penetrations often need attention at the 10- to 15-year mark. Fog, salt air near the coast, and the wet-dry cycle of our winters wear out sealant faster than the shingles themselves. Call (831) 480-4497 and we’ll inspect the layer above your kitchen before you commit to a remodel.
Sometimes, yes. If the flashing is intact and only the sealant has cracked, we can clean and reseal it. If the metal has torn or lifted, replacement is the right call because a patch job will fail again within a season. We’ll show you what we find and quote the repair or replacement in writing before we touch it.
A range hood vent replacement with new flashing takes one day. A full kitchen remodel that includes ceiling work, cabinet installation, and countertop fabrication runs four to eight weeks depending on material lead times and permit review. We’ll give you a written timeline with the written price, and we’ll hold to it.
We keep GAF-compatible flashing, sealants, and underlayment on our trucks because most kitchen remodels in San Francisco touch a vent or a skylight at some point. For full shingle sections or specific GAF product lines, we order through our supplier network the same week. We also install cabinets from KraftMaid and Wellborn and countertops from Cambria and Silestone, so the whole kitchen is covered under one written quote.
