Oldcastle Kitchen Remodeling: The San Francisco Owner’s Guide

Oldcastle kitchen remodeling in San Francisco typically runs $16,520 to $53,100 installed, depending on cabinet layout, countertop material, and whether walls or plumbing move. We stock Oldcastle-compatible cabinet systems and countertop substrates on our trucks and can usually begin within a week of your written estimate. Most San Francisco homeowners discover they need this work when a cabinet door no longer closes square against the frame, a countertop seam has separated near the sink, or drawer glides bind after years of fog-belt humidity working its way into the boxes.

The failure pattern in this city is unusually consistent. Homes built before 1980, which is most of the housing stock from the Sunset District to Bernal Heights, often carry original cabinetry that was never sealed against our marine-layer moisture. The plywood or particleboard core swells, hinge screws strip out, and what started as a sticky drawer becomes a full replacement conversation. We walk into a lot of kitchens where the granite or quartz top is still in good shape, but the boxes beneath it are done. That is a very specific Oldcastle-style situation, and we price it differently than a full gut.

Which Oldcastle Models This Applies To

A walk-in pantry with wood shelving

Oldcastle manufactured cabinet lines under several series names over the years, and the compatibility question matters more than most homeowners expect. The cabinet box dimensions are often identical between series, but hinge pre-drilling patterns changed between the modular and semi-custom lines. If you have an original Oldcastle door with intact hinge cups, we can match the overlay and cup spacing to a current hinge rather than rebuilding the face frame. That kind of match sets a 2008 series apart from a 2015 series in about ten minutes on site.

To identify what you have, look inside the sink base cabinet for a paper or foil label, usually on the left interior wall. If the label is gone, measure the door overlay (the lip over the frame) and the hinge cup diameter. Oldcastle used 35mm hinge cups on most lines, which is the standard we still work with. The real gotcha is the drawer guide spacing. Older Oldcastle boxes run center-mount glides at 7/8 inch. Newer soft-close replacement glides mount at 1¼ inch. We measure before we order anything. On OEM versus aftermarket for Oldcastle specifically, we find the cabinet boxes are worth rebuilding with quality aftermarket components when the face frames are solid hardwood. When the face frames are laminate-wrapped particleboard, we recommend replacing the whole run with KraftMaid or Wellborn cabinets instead of pouring money into a box that was never built for San Francisco’s moisture cycle. We are an independent San Francisco contractor and not affiliated with the Oldcastle brand, but we work with its products and their dimensions every month.

Signs Your Oldcastle Kitchen Remodeling Is Failing

  • The drawer no longer closes flush against the cabinet face. This usually means the center-mount glide has pulled loose from the softened back panel, a common point of failure in damp San Francisco basements and ground-floor units near the fog line.
  • Hinge screws spin without tightening. The particleboard core behind the hinge plate has lost its bite after years of door swings. Re-tapping the screws only works once; after that, the hole is too wide and the door sags for good.
  • Countertop seams separate near the sink or dishwasher. Expansion and contraction from seasonal humidity, plus the heat off a dishwasher drying cycle, pulls older adhesive seams apart. Water gets in, and the substrate beneath swells.
  • A heavy musty smell comes from inside the sink base cabinet. That is a sign of a slow drain leak or condensation that has been soaking the cabinet floor. In Richmond District and Outer Sunset kitchens, we see this more than anywhere else in San Francisco because of the persistent damp.
  • Cabinet doors rub against each other at the center stile. The boxes have shifted slightly as the floor settled. San Francisco homes with pier-and-beam foundations move more than owners expect, and cabinets move with the house.

Replacement Cost & What’s Included

A small remodeled galley kitchen with cabinets to the ceiling

In San Francisco, a full kitchen remodel with Oldcastle-style cabinet replacement, countertop installation, and hardware runs $16,520 to $53,100. The range is broad because the city spans everything from compact Marina District galley kitchens to wide single-family kitchens in St. Francis Wood where cabinet runs stretch twenty feet. The variables that move the price are cabinet linear footage, whether the existing boxes can take refacing or need full replacement, countertop material selection, and whether plumbing or electrical moves.

Every Elmstead Remodeling San Francisco estimate is a written price before any work starts. That number includes the parts, the labor, the shoe covers and drop cloths our crew puts down first, and the photo of the clean-up we send before we leave. It does not include surprise change orders after the crew arrives, because we do not write change orders unless you ask us to change the scope. Our work carries the 365-Day Done Right Promise: if something is not installed correctly, we come back and make it right within the year. Named-brand materials with manufacturer warranties from KraftMaid, Wellborn, Cambria, Silestone, and Kohler are available on every kitchen project we touch in San Francisco.

DIY or Call Us?

You can safely remove a drawer and look for the paper label inside the cabinet box, measure hinge cup diameters, and check whether your floor has a visible slope near the sink run. Those observations help us write a faster estimate. What you should not attempt is removing a countertop, relocating a gas line, moving electrical for an island, or cutting cabinets that sit on load-bearing walls. Gas line work in San Francisco requires a permit and a licensed contractor. Countertops, especially stone, can weigh hundreds of pounds and shatter or crush if handled wrong. These are the exact jobs where a trained crew with the right tools and the right insurance is cheaper than a hospital visit or a red-tagged permit stop.
