Schluter Fence Installation: The San Francisco Owner’s Guide

Schluter fence installation in San Francisco typically runs $4,130 to $10,620 installed, depending on linear footage, site access, and whether we’re replacing an existing run or setting new posts. Most owners call us after a fence has started leaning or a gate no longer latches, and we can usually have the right parts on site within a few days. What you’re dealing with is a structural system that has to hold up to wind, soil movement, and the damp salt air that works its way into everything in this city.

Here’s what we see on job walks across San Francisco: a fence that looked fine last spring is suddenly out of plumb by an inch, or a gate drags on the concrete, or the post caps have popped off and water has been sitting inside the posts all winter. The Schluter part that failed is rarely the whole fence. It’s usually one component, and if you catch it early, the fix is straightforward.

Which Schluter Models This Applies To

Schluter’s fence line is built around a modular post-and-rail system, with the most common installations in San Francisco being the aluminum and vinyl series. The part you need depends on the series stamped on the post cap or rail end. If you don’t have a stamp, measure the post profile: Schluter posts are square, not round, and the common residential sizes are 2-inch and 2.5-inch posts with matching rail brackets.

The compatibility gotcha we run into often is mixing Schluter’s original rail bracket with an aftermarket rail. Schluter rails have a specific channel depth, and a rail that looks identical from a big-box store will sit proud of the bracket by a few millimeters. It looks fine for a month, then the rail starts working loose. We always match OEM Schluter parts to Schluter rails, and we’ll say plainly if a quality aftermarket option makes sense for your run. Elmstead Remodeling is an independent installer, not affiliated with Schluter, but we stock their parts because they’re straightforward to warranty and the tolerances hold up.

Signs Your Schluter Fence Installation Is Failing

  • Posts leaning out of plumb. In San Francisco’s sandy soil and hillside lots, posts set in shallow concrete will tip within two to three seasons. The fix is resetting the post with a deeper footing, not just pushing it straight and tightening the bracket.
  • Gate dragging or latching poorly. Almost always a hinge bracket problem. Schluter hinge brackets wear at the pivot point, and once there’s play, the gate weight compounds it until the latch misses the strike plate entirely.
  • Rails popping out of brackets. This is the channel-depth mismatch we mentioned, or a broken retaining clip. If you can lift the rail straight out of the bracket by hand, the clip is gone and the rail will work free in wind.
  • Water pooling inside posts. Post caps crack from UV exposure, and once they’re gone, San Francisco’s winter rain gets inside and corrodes the post from the inside out. You’ll see rust streaks on aluminum or a bulge at the bottom of vinyl posts.
  • Screeching or grinding when the gate moves. A dry or worn pivot bushing. Lubricating it quiets the sound for a week, but the bushing is gone and the metal-on-metal wear is already happening.

Replacement Cost & What’s Included

In San Francisco, a Schluter fence installation runs $4,130 to $10,620. The spread comes down to three things: how many posts need resetting versus simple replacement, what the access looks like, and whether we’re matching an existing run or starting a new section. A straight replacement with existing posts in good condition lands at the lower end. A hillside job with root-heavy soil and tight walkway access lands at the higher end.

Our written price includes the Schluter parts, any concrete and post-hole work, debris hauling, and the labor to hang and adjust the gate so it latches cleanly. We give you that number before any work starts, and it does not change once the crew arrives. Every Schluter fence installation is covered by our 365-Day Done Right Promise: if something isn’t right, we make it right. We also carry parts for KraftMaid, Cambria, and Silestone projects, so if your fence line wraps around a deck or outdoor kitchen from one of those brands, we can handle the whole scope in one visit.

DIY or Call Us?

What you can do safely: check post caps for cracks, look for rail movement by hand, and note where the gate drags. None of that requires tools. What we’d caution against is resetting a post yourself. Digging out and replacing a post in San Francisco means dealing with whatever the previous installer left underground, from shallower concrete than you’d expect to old fencing wire and abandoned pipes. Two people and a Saturday can turn into a weekend project that ends with a post still not plumb.

If the gate is falling or a post is leaning more than a few degrees, call us at (831) 480-4497. Graham Stein will walk the fence line with you, name the exact parts you need, and write the price down. No estimate that grows after the crew arrives.
