Schluter Windows & Doors: The San Francisco Owner’s Guide

Schluter window and door installations in San Francisco typically run between $5,310 and $29,500 depending on the scope, the model line, and whether we’re replacing a single unit or addressing water-management issues around the rough opening. Most homeowners discover a failed Schluter component the same way: a draft that wasn’t there last winter, a window that suddenly sticks, or water staining on the interior drywall below a door threshold. We keep the common Schluter-compatible sealing profiles, sill pans, and transition pieces on our trucks, which means we can often diagnose and repair the problem in one visit.

We’re an independent remodeling contractor, not a Schluter factory outlet. But we’ve stocked and installed Schluter products across San Francisco long enough to know which parts fail, which ones hold up in our fog and salt air, and how to match an older installation without tearing out more than necessary. If you’re reading this, you probably have a specific problem. Let’s name it and fix it.

Which Schluter Models This Applies To

Schluter’s window and door systems fall into a few families: the KERDI-BOARD and KERDI waterproofing assemblies that wrap the rough opening, the DILEX movement and edge profiles, and the Schluter transitions that join tile to window frames and door thresholds. Each family has its own part numbers, and here’s the catch we see most often in San Francisco: a window installed ten years ago may have used a profile that’s since been revised, and the new revision doesn’t always mate cleanly with the old one. Checking the stamped code on the back of the profile or the edge of the pan saves a lot of guesswork.

For owners, the identifying step is simple but worth doing before calling anyone. Look at the exposed edges of the window or door surround. You’ll usually find a small embossed code: KERDI-BOARD thickness in millimeters, DILEX profile model number, or the Schluter part number on any transition strip. If the label is gone, take a photo of the profile cross-section and measure the depth of the channel. We can match most parts from a clear photo and two measurements.

On the OEM-versus-aftermarket question: for Schluter waterproofing membranes and KERDI-BOARD, we use only genuine Schluter. The warranty on the waterproofing assembly depends on it, and the material cost difference isn’t worth the risk of a failed seal behind tile. For edge profiles and trim, quality aftermarket equivalents exist, but the color match and profile radius rarely line up exactly. We’ll show you both options and the price difference before anything is ordered.

Signs Your Schluter Windows & Doors Is Failing

  • Drafts around the perimeter. The KERDI sealing washers or the profile gasket have lost their compression. In San Francisco’s damp winters, you’ll feel it first on the windward side of the house.
  • Sticking windows or doors. Movement in the rough opening, often from soil settling in hillside neighborhoods like Twin Peaks or Diamond Heights, pinches the frame and drags the DILEX movement joint past its designed flex.
  • Water staining below a threshold. This usually means the sill pan was never sloped or the KERDI collar wasn’t lapped correctly at installation. We’ve opened doors in the Sunset District where the pan was flat and the water had been wicking into the subfloor for years.
  • Cracked or curling KERDI-BAND at corners. UV exposure during a long remodel gap, or freeze-thaw cycling, causes the membrane to embrittle. Once the corner seal fails, water moves behind the tile fast.
  • White mineral deposits on profiles. Efflorescence means water is moving through the grout or behind the profile. The seal is failing, and the deposit is the evidence.

Replacement Cost & What’s Included

A walk-in shower with large-format tile and a built-in niche

A single Schluter window or door repair in San Francisco – replacing the waterproofing collar, resetting the sill pan, or swapping a failed DILEX profile – typically runs $470 to $2,125. That’s the parts-plus-labor range we quote most often. A full door or window replacement with new Schluter waterproofing and trim runs higher, landing between $5,310 and $17,700 depending on the unit size and whether we’re matching an existing tile layout. Impact-rated window installations, common in new construction along the coast, run $9,440 to $29,500.

Every quote is written before any work starts, and it stays written. No change orders because the crew found a surprise. We’ve been doing this in San Francisco long enough to know what’s behind an old window before we open the wall, and if we do find something unexpected, we photograph it, explain it, and the price doesn’t move until you agree to it. The 365-Day Done Right Promise applies to every Schluter repair and installation we complete. If it’s not done right, we make it right.

DIY or Call Us?

You can safely inspect the profiles, check the KERDI-BAND corners for cracks, and run a hose along the exterior base of the door on a dry day to see where water enters. What you shouldn’t do is pull the profile out, peel back the membrane, or attempt to re-seal a pan yourself. Schluter waterproofing works as a continuous system – once you break the lap, you can’t restore the seal without proper surface prep and fresh KERDI-BAND. A failed patch behind tile means a full repair later at a higher cost.

If the window is leaking, don’t wait through another wet San Francisco winter on a patch. Call us at (831) 480-4497 and we’ll send someone who can look at the actual opening and tell you honestly whether it’s a one-day fix or a larger opening repair.
